Beaufort County SC Real Estate Property Taxes

Beaufort County property taxes are based on what is called point of sale. That is you pay taxes on the selling price of the home not apprised value or assessed value. The price is then multiplied by the millage rate times either 6% non residence or 4%* for primary residence minus school operating costs. Millage rate for different parts of the county can be found at Beaufort County on line services.

 

Example: $200,000 (purchase price of home) x 6% (non resident second home) = $12,000 X.19263 (millage rate) = 2311.56 (Your Yearly Taxes) *
Using this same example a resident would pay only  $818.96 with a millage rate of 102.37 (.19263-.9026 school operations) X 4%.

Property values are reassessed by the Beaufort County Assessors office ever five years with a cap not to exceed 15% appreciation. Current market values as in resent years seen a depreciation in home values.


Homestead Exemption Law exempt $50,000 off the base value of your home for tax purposes if you are over the age of 65, are blind, or have a disability.

 

South Carolina Property Tax 2009 Edition

 

*State Law provides for a 4 percent property assessment ratio on primary residences.
Effective for property tax years beginning after 2006 and to the extent not already exempt for Homestead purposes, one-hundred percent (100%) of the Fair Market Value of owner-occupied residential property eligible for and receiving the Special Assessment Ratio of 4% is EXEMPT from all property taxes imposed for school operating purposes but does not include millage imposed for debt purposes. This is an automatic exemption granted to homeowners who have qualified for and received the special assessment ratio of 4%.
